Park Home Owners Justice Campaign

15/10/2017

Dear Justice Campaign Supporter.

A BBC HOUSING PROGRAMME

has contacted our JUSTICE campaign

because they are calling for information

from

RESIDENTS WHO LIVE IN PARK HOMES.

The BBC are PARTICULARLY INTERESTED  to hear from residents with poor insulation in their homes and:

1.    The affect this has had upon them.

2.    The ways that residents have worked towards fixing the problem and the particular issues they are experiencing

with damp/insulation or other issues to do with the fabric of their home

3.     Those who have recently heard they will receive the winter payment or other type of grant to help towards

insulation or other work to help improve their living conditions.

4.     Any problems that residents are experiencing in insulation or other issues to do with park home living.

If you are willing to help

Please email Sonia at the JUSTICE Campaign ( phojc1sm@gmail.com) with your issues

and contact details.

I will then pass them to the BBC Producer who will then contact you.

All issues sent to the JUSTICE Campaign will be treated with complete confidence and passed to the BBC

and nothing will be used in their programme without your permission.

Brian Doick, NAPHR President, attended the presentation of the Justice Campaign petition regarding the 10% Commission into Downing Street on Wednesday 2nd July 2014.

Annette Brooke M.P. for Mid Dorset & North Poole accompanied the group headed by a recent recipient of the OBE Sonia McColl.

The rally afterwards was well attended by groups from around the Country.

Congratulations to Sonia McColl and her supporters, they have achieved their objective and had the Mobile Homes Private Members Bill brought about which will be entitled 'Mobile Homes Act 2013'

NAPHR are in agreement with the terms of the following petition...

SIGN UP TO THE

Park Home Owners’ JUSTICE Campaign’s

PETITION

FOR A GOVERNMENT REVIEW OF

THE 10% COMMISSION CHARGE

Following our successful campaign for new legislation to end “ Sale Blocking,” your JUSTICE Campaign continues to fight for a fairer deal for park home residents by embarking upon a new campaign to review the right of site owners to charge a commission of up to 10% upon the private sale of park homes.  The present Commission Charge is outdated, inequitable and represents a significant loss of the park home owner’s hard earned equity.

Although 2013 has been a very significant year and the new Mobile Homes Act 2013 will bring major improvements to the rights of park home residents; thousands of residents have contacted the JUSTICE campaign to ask:

“ARE WE GOING TO TRY TO DO SOMETHING ABOUT THE 10%?”

Well, the answer is YES.  With your help we can try.  We have done it before with the valuable assistance of Lord Graham of Edmonton, Annette Brooke OBE MP, Grant Shapps MP, Peter Aldous MP, the Advisory Services (IPHAS) and (NAPHR)  the Park Home & Holiday Caravan magazine, JBS Residents Action Alliance, Peers, Ministers, MP’s, Civil Servants, the Media – and we can do it again – but it will need every park home resident to play their part by signing:

THE PETITION FORM ON THE REVERSE OF THIS LETTER.

There are approximately 200,000 park home residents in our country and we only need 100,000 to sign the petition to trigger a parliamentary debate.

If you would like a Government Debate to review a change of the 10% commission charge, please SIGN THE PETITION and get your family and friends to sign.

Consultations on the 10% have taken place before and there is no doubt that we will meet with strong opposition.   However, thousands of signatures should add weight to our request for a review of this charge – and if you will do your bit, I promise to do the best that I can.

With Best Wishes

Sonia McColl founder of the Park Home Owners JUSTICE Campaign

Please print the following page and post to Sonia McColl.  Address is at the bottom of the page.

I/we  require  a  Government  review  of  the  commission charged  by  site  owners  on  the  private  sale  of  park homes.

Estate Agents charge around 2% to market and sell a park home.  Site owners receive up to 10% commission on the selling price of the home for doing next to nothing and recent legislation changes mean that site owners will now have no involvement in the selling process.

The commission to the site owner is not just paid once; it is paid each time the home is sold.  Even more unfair, the site owner benefits from improvements to the home as he/she is receiving commission upon the enhanced sale price.  This is almost a disincentive for the home owner to invest in their home and they can feel trapped if they wish to move. This arrangement is outdated, inequitable and represents a significant loss of hard earned equity to the home owner.

If Government will not abolish this unfair levy we require a Government debate to:-

1) Review the commission level payable to site owners.

2) Amend the law so that on subsequent sales the commission is levied on the

difference between the last sellers price and the sale price received.

3) Prevent the site owner by regulation of having regard to any enactment regarding

the abolition or reduction of commission regime at the pitch fee review.

(In plain English (No.3 above) means that the Justice Campaign and those supporting this petition agree that if the abolition or any reduction is made to the Commission Charge the site owner must be prevented from adding any shortfall from the present Commission Charge at any pitch fee review.)
